  • 1 Negotiate the price, terms and conditions of all offers
  • 2 Verify you have a complete fully executed contract
  • 3 Prepare a sellers worksheet to determine estimate of proceeds
  • 4 Contact closing company designated to close the transaction
  • 5 Follow up with closing company to check on status of title search
  • 6 Confirm that buyers good faith deposit has been received
  • 7 Collect any deed restrictions, by-laws, rules, regulations, etc. (if applicable)
  • 8 Coordinate interviews with condo/homeowner associations (if applicable)
  • 9 Coordinate all inspections; including (home, 4-point, wind mitigation, termite)
  • 10 Follow-up after all inspections have been completed to discuss results
  • 11 Negotiate with buyer's agent any repairs based on inspection results
  • 12 Maintain contact with the buyers lender until loan approval has been received
  • 13 Coordinate appraisal with the lender
  • 14 Coordinate survey with the title company
  • 15 Confirm with buyer's agent that buyers have all necessary insurance
  • 16 Notify or inform all parties of all applicable contingencies & deadlines
  • 17 Contact any management companies to confirm restrictions, fees, etc.
  • 18 Review final settlement statement/HUD to make sure all figures are accurate
  • 19 Confirm with seller that any agreed upon repairs were completed
  • 20 Coordinate final walk-thru of the property with the buyer's agent
  • 21 Coordinate date and time for closing
  • 22 Review of all items that you will need to bring for closing
  • 23 Notify homeowner to cancel/transfer all services that pertain to the property
